Initially, we have cash buyers for property in SE Queensland, of sale price to $150,000, to $200,000 & to $250,000.  All that is needed is land, a habitable building, present availability of broadband and within 2km of a railway station.  The essential element is that it must be a bargain.  

Also, initially, Real Estate Agent Principals/reps and Financier Principals, should not be discouraged from contacting us.

[Note to conveyancers:  As quick settlements are the linchpin of this niche, we are interested in hearing from conveyancers -initially in SE Queensland, as that is the location of our entre to this real estate niche.  Our interest is in rapid performance of the required conveyancing.  Of course, we will be wanting the lowest price, for buyers and vendors.  We are likely to be referring clients on both sides of the transaction and as that cannot be done by the same firm, we expect to have a 'panel of conveyancers'.  We will state categorically, that we will not be expecting an 'introduction fee' or 'commission' in any form.  We wish to make the deal as attractive for buyers and vendors as possible.  So, please forward GUARANTEED QUOTES for buyers and vendors, as to days to complete conveyance, your CHARGE, and locations where you can handle settlements.  You may like to indicate various combinations of charge and number of days to complete conveyance; lower charge for less rushed conveyance.]

Interest rates are bound to increase and to cause more MORTGAGE STRESS.  If people are experiencing MORTGAGE STRESS, they are better off tackling the problem than burying their head in the sand, have a marriage breakup, and destruction of their lives.  The equity you have in your property can be easily lost to financiers' parasite mates, paid by corrupt mortgagees in possession, for all manner of things for which they pay with your equity, to 'sell' your home.

Maybe we will be able to introduce people in complementary situations:  One family or person may be 'downsizing' and another maybe 'upsizing', and maybe we can prevent the problem of buying a home and having to organize bridging finance for your existing home, or selling your home and having no-where to go. [This is not usually an option for people in Mortgage stress.]   Of course, if such a deal is being threatened by a recalcitrant financier, [who often receive 'kickbacks' from the parasites who become 'trustees in bankruptcy'] or gain by kickbacks from their mates when they become "mortgagee in possession", we will be able to comment upon that on our websites.  Don't for a minute think it does not happen.

It may be possible to organize THREE WAY SWAPS, depending upon different values and different locations

The way that would work is that there would be a swap of homes of different values with a cash contribution for the difference.  For the family downsizing, there would probably be a financier involved.  If they were recalcitrant, provided you were not in arrears or default, you could readily go to another financier for a smaller mortgage on the new lesser valued home.  This would not usually be an option where a first home buyer had bought an over valued home and prices were falling. If that was happening on a wide scale across the country, there would be reason to expect some government intervention to  forgive some of the debt.

Depending upon the level of interest, we may produce this into a Bulletin Board of Forums, so to introduce people of complementary interest.

What we want to do is to protect people's equity in their property when they experience financial problems, maybe caused by "government" decisions to raise interest rates.  So much of the equity of homeowners can be lost by "transaction friction" of exorbitant charges, usually paid to 'professional parasites'.  A Bulletin Board of Forums should reduce that greatly.

Of course, for any financiers who are very helpful, we will be able to mention that and promote them online here.

We are wanting to assist PARTICULAR VENDORS. These VENDORS will be the ones who find themselves in an unfortunate position of having to rapidly extricate themselves from a financially stressful position.  Often this may mean forestalling foreclosure by a bank, or impending BANKRUPTCY PROCEEDINGS.  When financiers foreclose on a mortgaged property, or a person is bankrupted, that whole group of scavengers, parasites who charge exorbitant fees, and despicable people who make their benefit from the misfortune of others emerge from the undergrowth and underworld,. and charge YOU exorbitant fees over which you have no control as their mate, their partner in "crime' is your 'trustee', so any equity you had vanishes into the pockets of these parasites.

Also, we are aiming to extract the maximum benefit, for the BUYER for being a CASH BUYER.  When owners swap as suggested above, they effectively become "cash buyers".   

There are two benefits for the VENDOR if the buyer is a CASH BUYER: understood to mean the buyer has the ready cash to purchase the property, as opposed to needing the approval of a financier to lend the required amount of money on a particular property, so requiring a valuation, all taking time.

The TWO BENEFITS to VENDORS of CASH BUYERS are:
  1. There is no finance clause so there is no risk of the contract falling over due to a financier, or valuer not approving.  [A "buyer" with no chance of obtaining the finance, can pretend that they do and tie a property up for an extended period when the contract is bound to not complete.  That is a risk every vendor assumes, when they agree to a 'finance clause', when they have absolutely no input to how that will proceed, until the date the purported buyer must advise.]
  2. There will be a much quicker settlement.
Vendors of properties find CASH BUYERS are much more attractive for these reasons.   Hence, we will be wanting a substantial discount, a very substantial discount on the sale price.  If a vendor is prepared to take the risk that a contract will not complete due to the finance being declined, then we would recommend they do not approach us, as they will not be prepared to give the discount we require, for a cash deal.

Initially, we will concentrate on the lower valued properties.  These are the properties that are the preserve of the "first home buyer" or "investor"; both usually borrowing money.  Most investors at this level will be borrowing money for the investment for negative gearing purposes.

This, above, has been stated in writing in a signed statement by the
Corrupt Police Prosecutor Henri Elias Rantala, dated 21st October, 2009; [20091021].   What he calls "offensive material" is the irrefutable PROOF that Police Officer Henri Elias Rantala, committed an ARMED ROBBERY.  This "offensive material" also includes MY REPORT TO POLICE OF ARMED ROBBERY, which they have ignored.  This statement by Rantala, is now PROOF that the police are AWARE OF THE ARMED ROBBERY and are ignoring my complaint of ARMED ROBBERY, AND BREAKING, ENTERING AND STEALING by Queensland Police and Government officials.   I am trained in law with an LLB apart from my other qualifications.  I know more law that these mug police officers.  The evidence, the  irrefutable PROOF,  is shown on these websites.  It shows that Rantala, while armed, ensured that thieves could ransack my home.  The fact that the thieves pretended they were from Brisbane City  Council is irrelevant, as they did not have a legal right to enter.  The Queensland Parliament sets the process for Council to enter private property.  This involved obtaining a COURT ORDER.  The armed robbers and thieves did not have a court order.  Australia is becoming a REAL POLICE STATE, when police believe they can over-ride STATUTE LAW passed by the legislature.  

That police ignore instances of ARMED ROBBERY, is not unique in Queensland.   Andrew Phillip Scipione the Commissioner of the New South Wales Police Force is GUILTY OF SIMILAR CRIME [cover-up] IN NSW as relates to the case below.



Thieves using ARMED POLICE to detain the owner of the property, and keep the owner of the property separated from his property while the thieves steal the property, happens regularly with Queensland Corrupt Police.   One case occurred on 15th September, 2005 in Cairns when the thieves from St Vincent de Paul Society, with whom Jim Tierney previously of JT's Gym in NSW, were operating a Joint Venture for Charitable Purposes, called "Vinnie's Gym", where Jim Tierney supplied his own labour and his own Gym equipment, valued many years previous, at over $1 million dollars worth.  The thieves from St Vincent de Paul Society had corrupt ARMED police attend and 'escort' Jim Tierney, AT GUN POINT, from his equipment and keep him from it, while they stripped the Gym of Jim Tierney's valuable gym equipment.

On 15th September, 2005,the ARMED police and sparmy callous hypocritical Brisbane based paid staff of St Vincent dePaul Society, arrived unannounced to steal Jim Tierney's one million dollars plus worth of gym equipment, by ostensibly 'closing' the gym. When one of the instructors asked what they should tell the group of very disabled people who were due in that afternoon, the answer from the sparmy hypocritical CEO of the thieving St Vincent dePaul Society was 'life is tough'. In an effort to calm the situation, "Enough," said Judith Tierney.
